Good Morning HBA Members! I'm here in the office on a very cool Monday morning. I knew from past experience that this time of the year would finally bring about cooler temperatures, but was beginning to wonder if this year might be different. From scorching temperatures to this morning's 66, the weather had made a drastic and very welcome change. With cooler temperatures, production increases and attitudes improve (I am really looking forward to attitude changes).

Paul (that's the Apostle, not the Tulsa EO) said "tribulation worketh patience: and patience, experience; and experience, hope." All builders should by now have tremendous patience and hope.

Oklahoma continues to be the front runner in leading this nation out of the housing slump with a gradual increase in sales and even a small but positive increase in appraised values. It seems our energy taxes have helped to keep up positive improvements in our economy. With our low jobless rate, we continue to be the envy of the nation. Here in Southern Oklahoma, we're not burning up the world but we continue to see more customers each week that have decided it's time to start thinking about building and even have a few willing to build. Our commercial and remodeling uptick is the strongest.

NAHB Fall Board is this week and several of us will be traveling to Milwaukee for a very busy week. I always look forward to talking to fellow builders across the country. I especially enjoy hearing the report from Chief Economist Dave Crowe. It's also my understanding that you may be able to purchase some very good cheese.

We're all in this together and it's sure great to be a part of a great association (especially in a down market) with lots of sharing, caring people. We all gain when we share our knowledge, and it's only with knowledge do we gain wisdom. Thanks for allowing me to learn from the best.

Remember to invite someone to your next meeting. With everything we do for the industry, we have plenty of ammunition to encourage someone to join.
